1. Introduction

These Terms and Conditions govern your use of our website and the services we provide. By booking a rental property through us, you agree to abide by these terms. Please read them carefully.

2. Booking and Payment

2.1 Reservation Process: Reservations can be made through the VRBO property listing that is linked on this website. A deposit is required to secure your booking.

2.2 Reservation Requirements:

- You must be at least 25 years of age to rent with us.

- Copy of a valid photo ID is required to confirm the booking.

- Renters must agree to the terms and conditions of the Rental Agreement and must be signed and returned (via email) within 48 hours of booking.

- Renters agree to abide by all house rules & policies, including no smoking or vaping inside the unit.

2.3 Payment: Full payment must be made 21 days before your arrival date. 

2.4 Confirmation: A booking is only confirmed once you receive a confirmation email from us.

3. Cancellation Policy

3.1 Guest Cancellations:

- Cancellations made more than 14 days before the arrival date will receive a full refund.

- Cancellations made between 7 and 14 days before the arrival date will receive a 50% refund.

- No refunds will be given for cancellations made less than 7 days before the arrival date.

3.2 Property Owner Cancellations: In the unlikely event that we need to cancel your booking, we will provide a full refund.

4. Check-In and Check-Out

4.1 Check-In: Check-in time is from 3:00pm on the arrival date. Early check-in may be available upon request and subject to availability.

4.2 Check-Out: Check-out time is by 10:00am on the departure date. Late check-out may be available upon request and subject to availability.

5. Property Use

5.1 Guest Responsibilities: Guests must use the property in a responsible manner, respecting the neighbors and local community. Any damage to the property or its contents must be reported immediately.

5.2 Occupancy Limits: The number of guests must not exceed the maximum occupancy specified in the property listing.

5.3 No Smoking: Smoking is strictly prohibited inside the property. Smoking is prohibited in all public spaces, including the beach and Boardwalk. Designated smoking areas are available outside. Visit Ocean City's website for more information:  https://www.ococean.com/help-keep-our-beach-clean/

5.4 Pets: Per Ocean City's animal policy and regulation, dogs are not allowed on the beach or boardwalk at any time between May 1 and September 30; therefore, we allow up to two house-trained and well-behaved dogs in our unit from October 1 to April 30. 5.5 Linens & Toiletries: You will need to provide your own linens (sheets and pillowcases) for the beds, plus towels, and toiletries. Initial supply of toiletries are provided but you will need to provide your own supply for the duration of the stay. Pillows, blankets, and comforters are provided. 6. Security Deposit

A security deposit may be required and will be refunded within 14 days after check-out, provided no damage or excessive cleaning is needed.

7. Liability

7.1 Property Owner Liability: Property owner is not liable for any accidents, injuries, or illness that occur during your stay or for the loss of personal belongings.

7.2 Guest Liability: Guests are responsible for their own safety and the security of their belongings.

8. Privacy Policy

We respect your privacy and are committed to protecting your personal information. Please refer to our Privacy Policy for more details.

9. Governing Law

These Terms and Conditions are governed by the laws of Ocean City, Maryland. Any disputes arising from these terms or your use of our services will be subject to the exclusive jurisdiction of the courts of Ocean City, Maryland.

10. Amendments

We reserve the right to amend these Terms and Conditions at any time. Any changes will be posted on our website, and it is your responsibility to review them regularly.
